Find answers to commonly asked questions about flat fee MLS listings.

Do I have to pay any extra listing fees?

You’ll need to offer a commission to Buyer’s Agents as a condition of listing in MLS, but as far as listing fees, the flat rate upfront listing fee for is all you’ll pay to Creekstone Real Estate.

Are there any hidden fees?

No, there are no hidden fees to list your property.  Unlike other brokers, we display the complete fee to list your property with us up-front in our price list.

For our Silver and Gold listing packages the up-front fee is the only fee you’ll pay to list your property.  For the Bronze listing packge there is an additional fee due only when the property closes.

The price you pay to list your property is the only price you pay to list. We do offer add-on services for those who want to add just a bit more to their listing package.

Do I still have to pay a commission if I sell it myself?

No. If you sell by owner directly to an unrepresented buyer you pay no additional commission beyond your agreed on listing fee. Many other traditional brokerages will charge you the full commission even if you sell to an unrepresented buyer Creekstone Real Estate does not.

Are you a marketing company or a real estate brokerage?

Creekstone Real Estate is a Texas based real estate brokerage, not a marketing company that re-sells to other brokerages.

Most flat fee MLS listing websites on the internet are marketing fronts. They generate sales, take a large amount of the fee, and then outsource the listing to a broker in your state that pays for the leads.

You don’t get to talk to the broker first because that would allow you to cut the marketing site out of the picture.  This means you can’t talk to the broker that will be taking your listing.

You’ll list directly with Creekstone Real Estate and we’re only a phone call away if you have questions before you list.

Do I owe you any additional fees at closing?

Gold and Silver packages there are no additional fees at closing.  The Bronze listing package has a very low upfront fee and a small additional fee as a percentage of sale only when the property closes.  If your Bronze listed property doesn’t close you don’t owe the additional fee.

Sales to buyers represented by an agent will also, of course, owe the Buyer’s Agent comission at closing.

Are you based in Texas?

Yes, unlike most flat fee MLS listing websites, Creekstone Real Estate is local to Texas and only services the Texas market. Your MLS listing will be handled directly by Creekstone Real Estate not by a broker that has paid to receive leads from a nationwide lead generation company.

Will you come take pictures for my listing?

We realized early on that we’re great Realtors®, not great photographers. Professional listing photos can generate a LOT more traffic whereas bad listing photos can have a negative impact on listing traffic. You only get one chance to make a great first impression and photos are usually the first time a buyer will see your house.

If you ordered the Silver or Gold listing package, we will order the photos and coordinate with the photographer for an additional fee. One trip is included within the Houston area

You’re always free to hire your own photographer, however, you must make sure you will own the photos and all rights in their entirety after you purchase their photo package or we won’t be able to accept them.

Can I advertise open houses on my listing?

Yes.  If you order the Gold listing package, we will advertise two self-hosted public open houses free.  Additional open house advertising packages can be purchased at all listing package levels.  Open houses are scheduled one per calendar week with a week beginning on Monday and ending on Sunday.  We do not advertise Broker Opens.

Do you "chase" sales or perform follow-up calls with buyer agents?

Property that is appropriately positioned and priced should sell at the prevailing market rate and pace.

At this time we do not offer buyer agent follow-up calls for the purpose of soliciting feedback or in an attempt to “close a sale”.  That is a time intensive premium service only offered on full rate listings.  If you’re interested in a full-rate listing or one of our premium services, please visit our website to learn more about our 1% no up-front fee MLS listings.

What is ShowingTime/CSS/Showing Scheduling Service?

ShowingTime (formerly CSS or Centralized Showing Service) is a showing scheduling management service that helps with showing requests from Realtors® and approvals/reschedules/declines from Sellers.

Once you’re set up in ShowingTime you’ll receive a welcome email with instructions on how to download and install their mobile app that will let you easily manage showing requests.  You can also manage requests by text, email, or phone call.

The easier it is for a buyer’s agent to schedule a showing the more showings you will receive.  Showing barriers are one of the top reasons properties can take longer to sell than market averages.

Can I cancel my listing at any time?

Yes, you may cancel your listing at any time without penalty, provided it is not under contract to sell. 

Is this a Limited Service or a Full Service Listing?

Unlike our competitors we only offer Full Service Listings.

Will my property appear on HAR.com?

Yes, your property will appear on HAR.com (Homes and Realtors) formerly known as the Houston Association of Realtor’s.

HAR.com is Texas’s premier MLS listing website with over 850 million page views in 2019. You’ll also appear onHomes.com, Realtor.com, Zillow, Trulia, Redfin, Movoto and numerous other sites that take syndicated listings from MLS including all the big name brokerages so you can take advantage of their traffic as well.

What happens if my listing doesn’t sell in 6 months?

If you’re priced and positioned properly this isn’t usually an issue, however, the markets do sometimes change while a property is listed.

If you ordered a Gold, Silver, or Bronze listing package and your property doesn’t sell within 6 months, we’ll renew you for another 6 months at no charge as long as you’re priced appropriately for your market. If you’re overpriced, as determined by a market analysis, we charge a $75 renewal fee. We do this to deter “perpetual” listings for properties that will likely never sell at their current list price.

Do I have to pay to cancel my flat fee MLS listing?

We do not charge a cancellation fee for our Gold, Silver and Bronze listing packages.

Do I have to pay extra for contracts, yard signs?

Nope. It’s all included.

Can I terminate & re-list so I can appear to be a "new" listing?

Re-listing is a tactic used to attempt to make a listing appear to have a low DOM (Days On Market) or to look like a “new” listing.  While the public may see a low DOM number, Realtors® have access to CDOM (Cumulative Days On Market) that shows days listed between sales.

We discourage re-listing a property to present the false appearance of not having been on the market for an extended period.  However, if you still wish to terminate and re-list, we charge a fee for this service.

Do you offer the use of Supra Lockboxes?

Yes!

Supra Electronic Lockboxes are available as an option with all our listing packages.

Our Supra Lockbox option is currently only available in the Houston market and includes installation as well as removal at the conclusion of the listing.

We’ll be rolling out Supra Lockboxes and sign upgrades as options to other markets in the near future.

Do you work with Non-MLS agents?

Absolutely!

If a Licensed Non-MLS Texas Real Estate Agent requests to show your house and subsequently makes an offer, we do work with them, however we recover 1/2% from the buyer’s agent commission to cover the extra work required on our part as they don’t have access to all the necessary resources provided by the Texas Association of Realtors needed to contract and close a transaction so we take on the extra work for them to facilitate closing.

Texas Flat Fee MLS Listing Information

Potentials Savings with a Flat Fee Listing

Traditional Listing Agents charge on average between 5% and 7% to sell your house. That means on a $500,000 home you could pay out up to $35,000 in commission. With a Gold flat fee MLS listing package by Creekstone Real Estate, you’ll only pay $895 to list plus the buyer’s agent commission when you sell. If you sell it yourself, you can even skip the buyer’s agent commission.

How does a Flat Fee MLS listing work?

Flat fee listings work very much like a “traditional” listing.  Your property will appear in MLS just like every other Realtor listed property.  Showings for represented buyers will be scheduled through ShowingTime (formerly CSS / Centralized Showing Service).  Once we receive an offer for your property we’ll email it to you and if you want to discuss or respond to the offer you can email your response back.  If you want to accept the offer, we’ll set it up in Docusign or Digital Ink for you to eSign and then we’ll act as one of your points of contact from contract to close.

How do I get started?

Once you place your order, someone from our office will review your property information and then we’ll wend you a welcome email with the necessary forms to list your property.  We also review the county appraisal district information for your property as well as any previous listings, flood map information, and any other related information.

Once you’ve completed the forms and returned them to us along with listing photos, we’ll enter your listing into MLS, and assemble a listing agreement for you to sign.  If we need additional information we’ll ask for it at this time, if everything is complete we’ll send the listing agreement out and then set your listing to active in MLS.

How is a flat fee listing different?

The single biggest difference is that we don’t make “house calls”.  We’ll ship your sign and lockbox to you once we receive your completed paperwork back and if you order photos through us we’ll coordinate with the photographer.  We also don’t charge you the buyer’s agent commission if you sell to an unrepresented buyer (a potential additional savings of 3%).

Other than that, we coordinate everything by phone and email just like traditional Realtors®.
